Property Taxes

Property Tax Billing

Property taxes are billed twice each year. The Interim bill is mailed in January and the Final bill is mailed in July of each year. Payments are due on the instalment due dates and payment options are available.

Calculation of Property Taxes

Property tax payable on land and/or other buildings is based on three factors:

  1. The phased in Current Value Assessment (CVA) of your property provided by the Municipal Property Assessment Corporation (MPAC)
  2. The tax class of your property
  3. The tax rate for the Municipal, Education and County portion of the applicable tax class

Property taxes are calculated by multiplying the CVA by the combined tax rates for the applicable class of property.

Address Changes

To change the mailing address, you must be named on the roll and submit the request in writing to the Finance Department

Name Changes

  • To change the name on your tax bill, you must provide the Finance Department with a copy of the registered deed to the property
  • The Finance Department will not discuss a tax roll with any other person, other than those authorized on the roll

Tax Certificates

  • Tax Certificate $40.00 per roll number
  • Tax & Utility Certificate $70.00 per roll number 
  • If a certificate is required within 48 hours an additional 25% premium will be charged.
  • Please allow 3-5 business days to process tax certificates
  • We do not provide verbal information over the telephone
  • Requests may be mailed, faxed or emailed to the tax department, however, proof of payment must be attached
